MOB's can be both single or multi-tenant properties and are often combined in retail or neighborhood settings in addition to the more traditional hospital campus. They tend to be a more stable real estate investment than any other property type. Medical tenants historically have a much lower default rate, renew at higher rates & sign longer lease terms. This can be contributed mostly due to having significant amounts of personal capital invested in the respective leased space.
